This web page (www.propertymarket.hu) comprises the interactive online services of Princip Nemzetközi Üzleti Tanácsadó Kft. (H-1061, Budapest, Paulay Ede utca 16.) (hereinafter referred to as Propertymarket.hu). Propertymarket.hu provides You with contents and information Services, as well as economic news whose owner is Propertymarket.hu, their cooperating partners, license holders or suppliers. Propertymarket.hu Services allows for the real-estate property owners and agents to sell their real-estate property to potential buyers and lessees via the detailed advertisements presented at Propertymarket.hu. Potential buyers/lessees may launch queries in the database via the quick-filtering search and/or map-based search functions in order to obtain detailed descriptive information and access details for advertisements that correspond the search parameters. The interactive map is served by Google Inc., and thus for the mapped-based presentation of property advertisements in our system does not carry separate charges. For the protection of all the users - including our content providing partners - please, abide by the following rules.
1. SUBMISSION AND MAINTENANCE OF ADVERTISEMENTS
Do not upload any information or photo to the pages of Propertymarket.hu as long as You are not granted a permission or proper authorization from the owner of the given material for the public presentation, downloading or copying of the advertisement as a part of the Services. By publishing the advertisement, You consent the administration of the advertisement, and undertake to maintain its authenticity under all circumstances. You represent, ensure and commit Yourself that the contents of the advertisement are correct at the time of the submission of the advertisement, and as long as the advertisement used as a part of the Services they will remain correct.
2. PROCESS OF THE SUBMISSION OF THE ADVERTISEMENT, MODIFICATION, SAFETY
Real-estate properties can be added to the Services under the menu "submission of a new advertisement". When completing the form, fields with red asterisks (*) are to be filled on a mandatory basis. Coordinates can be provided with the use of the accurate address including the ZIP code, and then with the help of the map the location can be corrected visually by holding the icon of the property. If for any reason You do not wish to specify the accurate location of the property, You may as well place the board in the map to any other location. To upload photos, please, use the Browse button, and choose the most appropriate photo. Only JPG or GIF file formats may be uploaded to Propertymarket.hu. If the photo is in any other format, You should use a suitable application for converting it to the appropriate web-based format. In the 2008, renewed version of Propertymarket.hu, to facilitate the submission of advertisements basically there is no registration - thus You are not required to note down any password -, but upon the submission of advertisements the mailing and invoicing addresses are recorded, but will not be disclosed to third parties! Any modification in the advertisement may be made with the use of the identification code belonging to the advertisement received upon the submission of the advertisement to the system of Propertymarket.hu. This ID code is sent to the e-mail address to be specified upon the submission of the advertisement, and then via the link provided in the mail or by clicking to the menu "Modification of the advertisement" Propertymarket.hu You can access the user interface of the advertisement. In this modification interface, you can specify the serial number of the advertisement and the association ID code. If You have not kept the ID code or the serial number of the advertisement, we can send it to You again via the modification interface, on the basis of Your e-mail address. If You have been able to provide the accurate serial number of the advertisement and the ID code belonging to the advertisement, the datasheet of the advertisement is displayed - an interface being similar to the interface used for the submission of the advertisement - wherein all the data having been specified are completed, and in addition payment details also appear. Upon the completion of the modification of the advertisement, similarly to the submission of the advertisement, a confirmation e-mail message is received.
2. FIELDS OF INTERESTS, DEFINITION OF VIEWS
At the time of the first visit, each user is requested to choose a default city or town on the basis of their own fields of interests so that Propertymarket.hu could always be started with the specific town or city. In the main page, You can also save optional views with the help of the "small disk" - it means altogether 10 optional views. With the use of the "small hand" or the navigation signs and zooming scale -, You can browse the area in the map that You are the most interested in, and then click on the "small disk" icon, as well as type the name You choose in the "Name of the view" field. Later on, it appears in the "Views" menu in red, and by clicking on the view You can readily jump to the area of your own interests. To cancel a view, simply find the view to be deleted, and click on the small "waste bin" icon. After the confirmation of the cancellation, the given view is deleted, and instead You can enter another view. You can specify Your own view as the default view, and thus the main page of Propertymarket.hu will start with that SPECIFIC view.
3. ADVERTISEMENT FEES
The publication of textual advertisements is fully free of charges at Propertymarket.hu. Propertymarket.hu charges advertisement fees solely for the uploading of images - with respect to the storage of these images and development costs -, as well as the publication of priority advertisements and the presentation of references, links. When using Premier services, the "golden board" indication or icon is optional, and free of charges for all the Premier advertisement packages.
4. PAYMENT OF ADVERTISEMENT FEES
You can pay for the advertisements in the manner selected at the time of the submission of the advertisement: via bank transfer, with postal cheques or bankcard via the bank's server. No advertisement fee may be repaid. No cancellation is accepted via e-mail or the telephone. You can administer Your advertisements only at our websites.
5. DISCLAIMER
PROPERTYMARKET.HU DOES NOT GUARANTEE THAT THE SERVICES AND ALL THE INFORMATION, TEXTS, GRAPHICAL ELEMENTS, IMAGES, VIDEOS, REFERENCES, LINKS AND OTHER MATERIALS THAT ARE ACCESSIBLE VIA THE SERVICES WILL BE PROVIDED CONTINUOUSLY OR FREE OF ERRORS ALL THE TIME, THAT ANY ERROR WILL BE CORRECTED, OR THAT THIS PAGE OR THE SERVER SUPPORTING THE PAGE WILL BE FREE OF VIRUSES OR OTHER DAMAGING ELEMENTS. 7. TERMINATION
At its own discretion, without any prior notice Propertymarket.hu may terminate the pages and Services, restrict access to the same, remove any content that is not compliant with the requirements of these Service Conditions, is injurious to the right of Propertymarket.hu or any other user, or in conflict with the relevant laws. If You are not satisfied with the Services or the materials that are accessible via the Services, or the conditions offered by Propertymarket.hu, the only remedy that is available is to quit the use of the pages of Propertymarket.hu.
8. COPYRIGHT NOTICE AND LIMITATIONS OF USE
These contents are for personal use. Some parts of the contents may be downloaded to Your own computer, You may keep the copies thereof, but You may use them only for personal, and not for commercial purposes! You may not alter, copy, reproduce, re-publish, mirror, upload, disclose, forward or distribute any part of the contents without the prior written approval of Propertymarket.hu. 9. ALTERATION OF CONDITIONS
Propertymarket.hu reserves the right to alter the Conditions of Services any time, and in these cases the modified conditions are published in this page.
10. LICENSES TO PROPERTYMARKET.HU
With the uploading of the files or the submission of any other material to be presented in the Services in any other manner, You grant Propertymarket.hu with a copyright-free, continuous, non-exclusive and unrestricted license to use, copy, alter, forward, publicly present or disclose any such material, or provide thirds parties with the licenses, unrestricted rights to exercise the above-mentioned rights in an unlimited manner. The above-mentioned permissions involve the use of any property right over the materials, including without limitations copyrights, trademarks and patents under any given system of law.
11. GUIDELINES OF USE
Any unauthorized commercial use of the Services is prohibited, including the establishment of contacts with the advertisers presented at the Propertymarket.hu site for any other purpose beyond the selling or letting out of the properties concerned, or any action on behalf of a specific lessee or investor, offer Services. In any photo uploaded to Propertymarket.hu, the real-estate property to be advertised may be presented in a single view. No references may be inserted in the text fields, as they may be inserted solely in the charged fields provided for this purpose. If Your real-estate property is presented in several views in a single photo (multiple-view, montaged image), or You have inserted any reference in the text field, it may lead to the cancellation of the entire advertisement. Furthermore, You acknowledge that You shall be deemed to be exclusively liable for compliance with the local, state, national or international legal regulations, any action or inaction taken during the use of the Services, including the forwarding of any content. Without prejudice to the foregoing, You - for instance - agree that: You should not A) try to have unauthorized access to the e-mail addresses, other computerized systems or networks connected to the Services, or B) prevent any other person from using the Services.
12. LAWS
The Conditions of Services shall be interpreted and construed on the basis of the governing laws of Hungary, except for any conflict of laws. You and Propertymarket.hu agree to submit yourselves to the exclusive competence and jurisdiction of the Central District Court of Pest. The invalidity of any provision of this Agreement may not be deemed to lead to the invalidity of the entire Agreement. In the event of any such invalidity, the related intents of the Parties, the other provisions and the effective legal regulations shall prevail. If due to any negligence by Propertymarket.hu any right or provision set forth in the Conditions of Services cannot be enforced, without the written acknowledgement by Propertymarket.hu it may not result in the waiver from these rights or provisions. You and Propertymarket.hu agree that any litigation arising from the Services or associated with the Services in any manner shall be commenced within one year following the occurrence of the cause of the litigation, or else it may not be launched at any later date.
These Conditions of Services comprise the entire agreement between the Parties in relation to the given subject and contents. The Conditions invalidate and replace all and any previous or former interpretations, agreements. Any deviation from the Conditions of Services may be made effectively only in writing, as being signed by Propertymarket.hu.
